What is Rental Coach?

Rental  Coach is a unique e-learning course that helps equip landlords to  understand the numbers of their rental property and help answer all the  questions you have related to your rental property.

You will be empowered to understand the numbers of the rental property so that you can make informed decisions.

    The course is written by accountants who are also teachers  - learn from our experience in the industry.

    Lite  - This contains two sections - Income and Expenses for understanding  all the different types of Income you may receive from your rental  property, and all the expenses that you can claim on your tax return.

    Standard  - This contains four sections - The Introduction section, Income,  Expenses, and an Extras section for understanding your obligations as a  landlord.

    Full  - This contains all six sections to cover everything you need to  understand the numbers of your rental property and be able to complete  your tax return.
    What does the course cover? Here are all 6 sections.
    Introduction - An Introduction that covers what this course is about and some of the important words you will see throughout the course.

    Some of the topics covered are: How do I calculate profit, what is a tax year (an important thing to know), what items of information you will need to do your tax return, and what is available for rent (another important thing to know).

    Income - A section on Income explains what income is and what it isn’t. We also cover other topics related to income such as Mate's Rates, Capital Gains, and how to calculate rental yield to be able to compare your rental property with other properties.
    Expenses - A section on Expenses which goes through all the common expenses that you will have with a rental property and what expenses you can claim in your tax return. We literally go through the A - Z to make sure we cover everything!

    We structure everything with easy to use menus so you can re-visit any topic for future reference.

    Tax Time! - A section that will guide you through how to fill out your tax return on-line, getting a tax credit for any donations you have made, and other important things related to Inland Revenue that you need to know.
    Give it a go! - A section where you can practice what you have learned with a fictional rental property we have created. This section also includes a blank worksheet that you can then use for your own rental property.
    Extras - A section that covers a whole bunch of extra information that will help you be a great landlord (although we’re sure you already are)!

    Some topics in this section are: Boarders and Flatmates, GST (Goods and Services Tax), Tenancy Agreements and what to have in them, Dealing with Bonds, Health and Safety Requirements, when things don't go so well (disputes), and what are you required to do as a landlord.
